Greater Sydney Commission Unveils Plans for 792000 homes in the Next 20 Years

The Greater Sydney Commission has released their draft District Plans for six districts in the Greater Sydney area. They also released a draft amendment to the Greater Sydney Region Plan entitled "Towards our Greater Sydney 2056", which is a 40-year plan to grow Greater Sydney.

The GSC released the potentially landmark draft reform just before Christmas and is on public exhibition until the end of March 2017.  The amendment is anticipated to be finalised in early 2017.

For investors and developers, the plans provide an indication in how the Government will make decisions on housing, jobs, and transport options to meet the needs of communities across Sydney. The plan also included creating 817,000 jobs and 792,000 homes within the next 20 years, and a vision that would see people working within 30 minutes of where they live.  It also anticipated that the city's population would rise to six million by 2036, and eight million by 2056.

This vision involves a significant shift in strategic planning for Greater Sydney which focuses on the regional importance of central and western Sydney. They key parts of the plan for investors include:

  • Three major cities created within greater Sydney
  • Parramatta will be a central city and not a CBD
  • Reduce the concentration of job growth in the CBD
  • People to work where they live (within 30 mins)
  • Affordable rental housing target of 5-10 per cent for low-income households in all new developments
  • New airport at Badgerys Creek to be used to grow economy and population, generating 34,000 jobs in 20 years

Chief commissioner and wife of the PM, Lucy Turnbull said the new airport will revolutionise the way people in far west will live and work.

"The new city will be based around the existing areas of Camden, Campbelltown, Liverpool and Penrith, which we call our string of pearls, she said.

The airport will be the anchor for many, many jobs across many, many sectors and underpin the growth of these string of pearls."

Overall, the intent behind Towards Our Greater Sydney 2056 is to provide a framework for the next 40 years that can better underpin strategic planning for a more productive, liveable and sustainable city.
